View this a means of encouragement.... Those that say you would never finish paying this mortgage, mortgaged property is not yours, I would rather build a mansion in Nigeria, I would prefer to invest in Nigeria, I would use this mortgage deposit to build 2 hotels in Nigeria etc etc etc....... You would not get to the finish line, if you never started the race....... RENT MONEY REMAINS DEAD MONEY...... Bought my family home in 2005, with 0% deposit....... 😂🏡😁 16 Likes 2 Shares |

Hello 👋 Happy new year 🎉 Two questions please 🙏 Can one use part of the money saved in Lifetime ISA for payment to solicitors. For example if one has £20K saved and the deposit is only 17k. Can some of the balance be used to pay other expenses in the process of procuring a house?. Second question(s) What are major questions that can be asked when completing a viewing ? After viewing and being interested in the property, what is the next step to take ? TIA |

Hello All, we completed our mortgage application last August. The house came with solar s managed by 'Good Energy' but it has been back and forth with the change of ownership of the solar s. Good Energy, requested for a signed letter confirming sale from the solicitors. The solicitors(ONP) gave us the letter but refused to sign, claiming that they do not sign such letters and that they only use letter heads. We haven't been able to take ownership of the solar s as Good Energy refused to change their stance as well. Has any one experienced something like this before? What can we do please? @lexus @ticha |

Phunkyposh:Yes, Lifetime ISA can be used to pay solicitors and the rest of the money will be transferred back to you if it's still surplus. 2 Likes |

Lexusgs430:Most of the reviews I read about BG regarding this are not encouraging. In fact, most are of the view of calling a experienced individual to come and do the yearly service and fixing issues. |

Does anyone have experience setting up/running real estate investment partnerships among friends? I recall madam Ticha mentioning a partnership between her family and other. Has anyone else done anything similar, especially for a larger group (like 5 or 6 persons who are close friends with lots of history but who'll also be putting contracts in place) looking to purchase multiple BTL properties? My initial research is that it's best to do this as part of a LTD. Just wondering if anyone has any other insights as to what might make this work well, or if it's a good idea in the first place. 2 Likes |

My house-buying journey has finally come to a successful end! 🎉 It all started last year with countless viewings—honestly, it felt like a nightmare at times. At one point, I even reached out to @Lexusgs430, who gave me some great advice on what to look out for during viewings. I eventually found a house I liked and was set to complete in August. But as we got closer to completion, the far-right protests made me take a step back and really consider the area. I realized it was predominantly white, and I just didn’t feel comfortable. After already securing a mortgage with a 5% deposit, I made the tough decision to pull out. The seller wasn’t happy and even called me "wicked," but I stood my ground. My peace of mind mattered more. I’m just 2 years and a few months in the UK, with my family still back home. Now, I’m hoping to start planning on bringing my kids here. Being a single buyer, this journey hasn’t been easy at all, but I was determined to put down a 10% deposit instead. By the end of August, I started house hunting again. I found this property, and it checked all my boxes. By September, I was ready to move forward and asked my mortgage advisor to apply. Skipton declined me for no clear reason, but thankfully, Barclays approved me. The process wasn’t smooth—it was a chain sale, and along the way, I even used part of my savings to my brother when he arrived in September/October. But I managed to negotiate with the seller for some furniture—three beds, a fridge/freezer, a washing machine, and more—which made things a bit easier. And now, as of Saturday, I have the keys in my hands! 🏡✨ Rent money 💰 is dead money 💰. This journey wasn’t easy, but Alhamdulillah, what once felt impossible became a reality. May Almighty God make it easy and possible for everyone aspiring for the same. 🙏 20 Likes |

Good evening everyone. 1. Please, is it advisable to go for a property under chain? 2. How well can one negotiate a property d at offers in excess of £260,000? This property has been on the market for the past three months. Please, I need response and guidance... |

Abuja1914: There are desktop valuation websites. I particularly used the one below: https://themovemarket.com/tools/historiropertysaledata/pe120lw You may not rely on it wholly, but it gives a fair idea of a recommended price and allows you model the price against the property condition 3 Likes 2 Shares |

Atk1nson: Thank you so much. I still want to know if property with chain is worth going for and at what time does one start to pay the mortgage? |

Abuja1914: Being worth it or not depends on your situation, the chain and what you make of the property. Chain-free tends to be preferable - a reason why its always included in the advert. But then, a good number of houses which are not new are in chain so excluding them is excluding a huge portion of the market. You need to consider many factors- how long the chain is, how urgently you/others need to need to move, how well you like the place, e.t.c. A chain of say 3 people where the top person is waiting for a new build (which is on-track) to be completed is different from a chain of 5 where some have little urgency to move. Your mortgage usually starts counting on the completion date. 1 Like |

Lexusgs430: So cool. What are your thoughts around extending the Mortgage term to 40 years when remortgaging to make repayments low and free up cash to diversify more over the next years. Hopefully, in some years, one can start overpaying. 1 Like |

Abuja1914: Didnt buy one in a chain, but I think it is not unusual here. A chain just means there is a higher risk of complications to the process arising from the situation with other people in that chain. You can only complete when the person ahead of you and the person ahead of that person and so on completes 1 Like |

Solumtoya: I have never remortgaged, stuck with the same lender all through and riding the interest rate falls and rises.......😊 Back to your question, 40 years is a bit too much (I would personally just paydown and overpay), in it's current form...... |

Lexusgs430: But It seems the tracker is higher than the actual BoE base rate from most lenders, so it's not really a tracker....as the lender trackers may be 1 -1.5% higher than the actual BoE base rate. I do hope l am correct |
Lexusgs430: 9:11am On Feb 07 |
ukay2: When one tracks mortgage rates, it's seen as a gamblers paradise...... But it's worked very well for me, over the past 2 decades...... We had over 18 years of bottom low interest rates, Liz Truss gave us a spike, but still within very reasonable payment ..... 😁 |
