The whole journey started in August and we had December as our move-in date. Our searches led us to Persimmon, paid reservation fee however we had no peace of mind. So we requested for what we paid as reservation fee.
Then, we moved to Keepmoat. A very decent property with a lot of freebies for shikini money. Integrated fridge & freezer, washing machine, dishwasher, flooring with carpet in all rooms, turf in the garden, and a wardrobe in the master bedroom. All for 167k pere with 5% deposit. We reserved that day! But the property is in a different location from where we are. We didn't even care, so happy submitting all docs till the result of the local searches came out. The area is prone to flooding. Wetin be this? We sha consulted, talked to people and the advised we should go ahead as the area has never experienced flooding in the last 50 years. But my mind no touch ground at though we kept moving by faith. Went to do door knocking one day and the guy I spoke to talked well of the area. No serious snagging issues since he moved in, quick response time for little issues that came up, he sha spoke well but mind refused to touch ground. Then one day, I felt like checking what the council tax in that area is for same property. £174! I've found a good reason to cancel. Currently paying £110, paying £174 means we will be doing 010 daily. Brain-washed madam and we cancelled though we lost so money. We continued to search and we found Gentoo. They didn't think all our boxes but ticked the important ones. We can sleep well without praying that it should not rain and council tax will make us do 101 at least . We knew we won't cancel cos we found peace throughout the whole process.
Contract exchanged yesterday, completion was today, going for keys tomorrow. Let somebody shout hallelujah

I've got experience with living in apartments without bathroom windows. There was no issue with the first apartment but the second had mould issues.
If the extractor is good, it should be fine. For most Brits that I've met it's either they turn on the extractor or open the window. Only a few use both at once. Most new builds have quite an efficient extractor that won't require opening the windows alongside.

For those sort of bath, I suppose they'll benefit more from full tiling or encased shower area. If you do number two there, be sure to close the door and spray something nice around the house for the aroma to fade š

I'm concerned there might be conflict of interest as they'll be representing both parties. However, the companies are highly rated - 4.7 star ā review and same quite familiar with the developer. I reckon it'll speed things up. But I'll like to hear first hand experience in this. Thanks

Developers prefer having all, under one umbrella (for various reasons).....
It's an open market, so long as they are rendering their services free of charge, you are free to get your own team....... Get a conveyancing solicitor, based on recommendations + mortgage advisers......

Hi Guys, so in my current property journey, I have been made aware from two separate mortgage brokers ( L&C and Purple Bricks) that for my situation of being on a skilled worker visa with 2 years left, only one lender is willing to accept a 5% deposit for a 220k house but are insisting on a five year fixed deal at 6.5% and (can't the %) leading to monthly payments of £1,400 and £1,600 respectively. Note: I don't know who the lender is or if it is the same lender that both brokers are quoting.
Are there people here with similar experiences because I thought from general knowledge shared here that as long as you were on a skilled visa with at least 2 years left, you could get a 2 year fixed deal with fair rates. It doesn't seem to be the case for me as both advisors seemed hung up on the lack of indefinite leave during our discussions and insisted that there was no other options for me unless I can increase the deposit which I just cannot afford currently.

Ordinarily, it is difficult to get a mortgage if you don't have ILR or port. But some lenders relaxed their rules and say that they can lend to visaholder provided they have 10% deposit. So if you have any lender that want to give you mortgage on 95% LTV, then they are going to charge you higher rate to cover the risk, plus they are usually not highstreet lenders. Is the property a new build? Reason is because Most of these lenders with 95% LTV won't give you mortgage for a new build.
Meanwhile you have the right to know the lenders.tellyour advisor to send the DIP issued the lender. You will see the lender's name.

I've read on this platform that some builders offers 5% deposit contribution as incentives. This is only applicable to new builds. You may explore this option to complete the 10% deposit

Glory be to God almighty for his mercies.
Permit me to appreciate everyone on this platform without mentioning name as I dont want to skip any name. All the important information you all share on this platform was very insightful and useful. We started this journey in October 2023 looking for a 2 bedroom terrace house and ended up buying a 3 bedroom semi-detached home if you know what I mean. I don't want to bore you with all the disappointment I experienced during the process but God compensated us with a good home that needs no repair nor painting, in fact, I can move in without sweeping.
Fast forward, I inspected this house late September 2024 after I just received a set back from a vendor/estate agent. I submitted offer of 5k above the asking price base on my past experience, offer accepted immediately.
Eventually, my lender under value it less than 10k of the asking price which I expected. I got back to the estate agent with the lender's report and they accepted the lender's value after forth and back.
I already have an online solicitor that I wanted to use but I change my mind after reading reviews on how a solicitor can make and Mar the completion success. I came here to seek for advice and I read madam Ticha said its better to get a solicitor within your area and I tap into it and it was a sweet experience and cheaper than the online one.
I ed the solicitor on October 10, 2024 and we completed December 3, 2024.

I can say it a million times. Rent money is not only a dead money, renting is injurious to the renters. If I share my experience and what my eyes saw in the hand of landlord. Within 1.5 years, I had moved house 3 times. The last one was the worse. I got an eviction notice- section 21 6 months after moving to a house due to a breach of mortgage Condition by landlord and we had a contract of 12 months. Imagine the disorganization, the confusion, the pain, the blame and the thought of how to begin the hurdle of search and checks etc

Yes your equity will increase over time as you pay off the loan every month and (hopefully) the value of the house increases as well. It just (generally) takes more time with a new build.
